Most apartment operators in Canada still price manually. A human rights complaint lands on your desk. This process is rational. It produces reasonable results. It's how the industry has operated for decades.

When you price manually, the logic lives in your head. You might have a spreadsheet with the final numbers, but the reasoning behind them, the comps you checked, the adjustments you made, the factors you weighed, none of that is recorded. How to make the switch

Most operators handle the transition in four phases.

Phase 1: Historical audit (weeks 1 through 2)

Audit your current pricing before turning anything on. Look for inconsistencies between comparable units. Check whether pricing patterns correlate with tenant demographics. Identify existing exposure.

The question is whether your pricing process can survive scrutiny. Whether you can show an investigator or a tenant exactly why every unit is priced the way it is. Whether your methodology is the same across every property. Whether demographic characteristics had zero influence on any decision.

Manual pricing can't answer those questions reliably. AI pricing can. In Canada in 2026, that's the difference that matters.
